the challenge
The Yukon is a six-story, Class A, trophy-office building in Miami’s incomparable South of Fifth (SoFi) neighborhood. It was selectively marketed for several years using conventional brokerage methods that could not realize the property’s highest and best use, and therefore, the pricing sought by its owners.

Global Consulting Organization offered a new approach to realize The Yukon’s highest and best use by leveraging its enviable location, unrivaled amenities, and penchant for high-quality tenancy. The GCO System transformed The Yukon into a place to experience by launching a Unified Creative Vision that generated captivating branding and inventive marketing.

Visionary Drawings, Transformational Renderings
The Yukon’s 88,148 square feet was a beautiful canvas from the day renowned architectural firm, Arquitectonica, designed it. GCO’s conceptual renderings modernized and enhanced the original design features. Partnering with Chicago architectural firm, PALMA, our renderings imagined:
- a refreshed renovated building exterior
- a rooftop terrace restaurant space
- a luxury penthouse office suite
- ground-floor hospitality venues

Multimedia Offering Memorandum
GCO creates visually stunning branding assets. Our design solutions for The Yukon featured multimedia elements designed to energize audiences and inspire action. We designed an Offering Memorandum that presented the investment opportunity clearly, bringing our branding strategy and data together.
Digital platforming

Marketing Website, Email Marketing
We developed and launched a modern, streamlined website to attract and inform potential buyers. The website served as a virtual marketing hub for The Yukon, sharing the space’s unique lifestyle brand.
We produced a series of email marketing campaigns to drive traffic to the website. Messages also promoted the property’s exclusive launch party, announced the sales engagement, publicized the press coverage, addressed pandemic concerns, and communicated key offering deadlines and milestones. Additionally, the company built and qualified an extensive list of more than 18,000 high-quality prospects to receive email campaign messages, including C-suite decision-makers, business owners, best-in-class brokers, ultra-high net worth individuals, institutional investors, and real estate industry executives.

Press Release Writing, Media Relations Planning and Implementation
Our collaboration with media relations experts on this effort included the creation of a press release and outreach plan that identified the right local, national and global media for The Yukon story pitch. Articles appeared in The Real Deal, Forbes, Marketwatch, Profile Miami, Citybiz, and REBusinessOnline, reaching over 91 million unique viewers and earning a sizable advertising cost equivalent.

Exclusive Launch Party
We hosted an upscale, invitation-only launch party for The Yukon’s reimagined space on February 27, 2020. Staged on the seventh-floor rooftop, with 360-degree views of the Atlantic Ocean, Miami Beach, and downtown Miami, the event set an example of how to transform spaces into places by repurposing an underutilized area of the property.

High-quality video visually transported buyers to the property, providing an immersive experience, conveying the property’s unique ambiance, style, rooftop views, and amenities.
